Upload a PDF of paystubs and the gross pay, pay dates, and tips are pulled out for you, or type them in yourself. Pay frequency is detected from the dates, each employer gets its own tab, and raises and seasonal layoffs are built into the projection.
Upload a VOE and the hourly rate, hours, overtime, shift differentials, and bonuses fill in automatically. A scheduled raise is prorated around the certification effective date, and every step of the math is shown.
Upload an award letter to pull out the gross benefit and effective dates, or pick a preset and enter the amounts yourself. Exclude outdated amounts without deleting them, and each source is annualized on its own, then combined into one total.
Enter each asset with its cash value and actual income, and the calculator determines net family assets and income from assets under 24 CFR 5.609(a), automatically applying the right imputed-income scenario. Switch the HUD effective year and it handles pre-HOTMA certifications with the greater-of method too.
List the Title IV aid and other assistance from the award letter, enter the actual covered costs, and the calculator excludes Title IV in full, applies other aid to the remaining costs, and shows the countable amount with the reasoning, per 24 CFR 5.609(b)(9).
Choose enlisted or officer, then the rank, years of service, and pay table year. The calculator returns weekend drill pay, annual training pay, and an annual total for 11 drill weekends and 15 days of annual training, with active duty monthly pay for reference.
Enter the service member's duty-station ZIP code and pay grade to pull the Military Housing Area and the monthly BAH rate, with and without dependents, for every year on file. It is the figure you need when BAH counts as income under the Section 8 definition that LIHTC borrows.
Enter a street address and the checker geocodes it, tests the coordinates against USDA Rural Development ineligible areas, and returns an eligible or ineligible result in under a second. The pinned map lets you confirm you have the right location before you rely on the answer.
Pick a county, city, or state and get HUD area median income limits by household size at 30 through 80 percent of AMI, plus the maximum allowable gross rent for every bedroom size. Flip between years to check a certification against the limits that were in effect at the time.
The annual HOTMA inflation-adjusted thresholds, deductions, and passbook savings rate, kept current and effective each calendar year. Every figure is tied to the regulation it comes from, so you always know the authority behind the number.
