A. J. Johnson Partners with Mid-Atlantic AHMA for Affordable Housing Training - September 2026

By A.J. Johnson

In September 2026, A. J. Johnson, a well-known expert in the field, will work with the respected Mid-Atlantic Affordable Housing Management Association to provide training for real estate professionals. These sessions, aimed at those in the affordable multifamily housing sector, will be conducted via live webinars. The schedule for the September sessions is as follows:

September 15: Basic LIHTC Compliance - This training is mainly for site and investment asset managers who handle site-related asset management. It is especially helpful for managers who are less experienced with the tax credit program. It covers all aspects of credit-related on-site management, including the applicant interview process, determining resident eligibility (income and student issues), managing recertifications, setting rents—including a detailed review of utility allowance requirements, lease issues —and maintaining property quality. The training features problems and questions to ensure participants fully understand the material.

September 17: Handling Income and Assets in Affordable Multifamily Housing - This live webinar provides targeted instruction on the necessary methods for calculating and verifying income, as well as determining the value of assets and the income they generate. The first part of the course provides a thorough discussion of employment income, military pay, pensions and Social Security, self-employment income, and child support. It concludes with workshop exercises designed to test participants' understanding and reinforce HUD-required income-calculation techniques. The second part focuses on detailed requirements for determining asset value and income. It applies to all federal housing programs, including the low-income housing tax credit, tax-exempt bonds, Section 8, Section 515, and HOME. Various types of assets are discussed, including what qualifies as an asset and how they should be verified. This section also ends with problems designed to assess understanding of the basic asset-related requirements.

September 23: Intermediate LIHTC Compliance - Designed for more experienced managers, supervisory personnel, investment asset managers, and compliance specialists, this program builds on the content covered in the Basics of Tax Credit Site Management. It includes a more detailed discussion of income verification issues, minimum set-aside issues (including the Average Income Minimum Set-Aside), optional fees, and the use of common areas. The Available Unit Rule is explained in detail, as are the requirements for units occupied by students. Attendees will also learn how to set rents at a tax-credit property. This course includes some practice problems but is more discussion-oriented than the Basic course. A calculator is required.

These sessions are part of a year-long collaboration between A. J. Johnson and MidAtlantic AHMA aimed to equip affordable housing professionals with the knowledge to navigate the complex requirements of various oversight agencies effectively.
